Our Property Management Services Include:
Meeting or speaking with the owner(s) of the investment property on a regular basis.
Establishing rents and rental policies on an annual basis within the owner’s guidelines. Promoting and leasing vacant space / units in conjunction with area rental offices. Monitoring, updating and renewing and/or canceling all leases. Collecting rent and all sundry income, pursuing delinquent accounts, and initiating legal proceedings when necessary for collections.
Performing all routine accounting functions, including accounts receivable, accounts payable, Security Deposit accounts, interest payments, etc.
The general financial package that is emailed or mailed to our clients each month includes, but is not limited to, the following reports:
- Balance Sheet
- Income Statement
- Accounts Receivable
- Payable Summaries
- Check Register
- General Ledger
Reviewing options and analyzing the cash management requirements.
Of the property from both a financial and management perspective.
Annual operating and capital budgets for submission and approval by the owner(s).
Great North Property Management uses a Certified Public Accounting firm to prepare required year-end tax filings and to ensure compliance with all federal and state regulations.
Maintaining complete tenant, vendor, insurance, accounting and legal records.
Supervising and coordinating comprehensive programs for all property maintenance, repair, and replacement operations. Supervising employees and subcontractors; setting up and enforcing work schedules and standards; and hiring and firing employees and subcontractors as necessary. Analyzing energy usage and recommending conservation methods.
24-hour Emergency Coverage
On call maintenance and management personnel available on a 24/7/365 basis.
